When buying Highlands real estate the inspection contingency is an important part of a contract.  The inspection will reveal any issues with a home and help a buyer avoid any unexpected surprises come move-in day.  Your Highlands REALTOR® will put the inspection contingency in your contract and help you locate a reputable inspector to carry out the job.

A home inspection will cover the essentials of your home but is not looking for cosmetic flaws.  The outside of a home will be checked, including the roof, siding, and foundation.  Inside the electrical, plumbing, and HVAC systems will be examined.  Crawl spaces, basements and attics will also be inspected.

If issues are found with a home you will have options.  You can ask the seller of the Highlands home to make repairs, ask for a credit at closing to make the repairs yourself, or walk away from the contract altogether if you find the issues overwhelming.  Your REALTOR® will help you negotiate this.
